downloads burnt to disc out of sync!!

Hey all. Not been on here for ages and im not sure if this post is in the right category (sorry if its wrong). Ive done a bit of looking around also and it seems nobody has posted a problem similar to my own.
Basically when i burn a downloaded media to a disc i.e film/dvd video the finished product is out of sync. It seems to "speed" up once every 2 mins or so of play and it stays at normal sound etc (the screen just moves faster not the voices etc). Once it starts it will do this for the entire film arrgghhh! This is rather annoying as i have only just noticed it as of recent and earlier burns seem ok. Is this a new problem or something associated with LW??
I use "Roxio Easy Media Creator - basic DVD Home". From this i use a program called DVD builder which i use to locate and finally burn the media. Does anyone out there have this? I would so epriciate some advice as this is getting me mad now as all my films have this same problem. Thanks all!

PS. thought this might help also: I have not recently changed any settings and i use LW normal i also use high quality discs not rubbish ones.
